Roof over 15 years old?
You may not need a new roof to keep insurance coverage.Florida law gives homeowners a path to document remaining roof life before an insurer requires roof replacement as a condition of issuing or renewing a homeowners insurance policy.
Know your rights before replacing your roof.
If your roof is at least 15 years old, your insurer must allow you to obtain a roof inspection by an authorized inspector, at your expense, before requiring roof replacement as a condition of issuing or renewing your properties policy.
- A Florida licensed Professional Engineer qualifies as an authorized inspector under the statute.
- If the inspection indicates the roof has five years or more of useful life remaining, the insurer may not refuse to issue or renew solely because of roof age.
- The statute applies to homeowners insurance policies issued or renewed on or after July 1, 2022.
What this means in practical terms
A roof age notice does not automatically mean replacement is the only option.
A qualified inspection may help document whether your existing roof still has enough useful life remaining for insurance purposes.
This is not a guarantee of coverage, claim approval, or underwriting acceptance for other reasons. It is an independent engineering evaluation designed to document roof condition and estimated remaining useful life.

Common questions about older roofs and insurance inspections.
Can my insurer deny coverage just because my roof is over 15 years old?
For roofs that are at least 15 years old, Florida law requires the insurer to allow a roof inspection by an authorized inspector before requiring replacement as a condition of issuing or renewing a homeowners policy. If the inspection indicates five or more years of useful life remain, the insurer may not refuse to issue or renew solely because of roof age.
Does a Professional Engineer qualify as an authorized inspector?
Yes. The statute includes a professional engineer licensed under Florida law as an authorized inspector.
Does this guarantee my insurance carrier will issue or renew my policy?
No. The statute addresses refusal based solely on roof age. Insurance carriers may still apply underwriting criteria for other lawful reasons.
Who pays for the inspection?
The property owner, or manager pays for the inspection. The report can then be used in the insurance process as applicable.
How is roof age calculated?
Roof age is calculated based on the last date when 100 percent of the roof surface was built or replaced in accordance with the building code in effect at that time, or from the initial date of a partial replacement when later replacements resulted in 100 percent of the roof surface being built or replaced.
