Your proposal defines the services included for the property. Local recertification commonly concerns structural and electrical conditions; other systems are not automatically included.

Questions before your inspection

Does age alone establish the deadline?

No. Review the applicable program, notice, ownership, and accepted inspection history with the local building department.

Is a reserve study the same as recertification?

No. Reserve studies address financial planning for building components. Recertification and milestone inspections address their respective inspection requirements.

What if reports or drawings are missing?

Send the records you have and identify what is missing. We can discuss the information needed to define the scope; additional investigation may be necessary.

What happens if deficiencies are found?

Findings may lead to additional evaluation, repair plans, permits, or follow-up inspections. Required action depends on the condition and governing program. Florida Engineering provides engineering services; contractors carry out repairs.

How much does an inspection cost?

Pricing depends on the property, access, scope, and deliverables. Fees and timing are confirmed in your proposal.
